Here are my two biggest pieces of advice for home sellers.

Before you put your home on the market, there are a few things that I recommend you do to increase your chances of selling for top dollar:

1. Get a home inspection. This creates a lot more control for you as a home seller. You’ll  know what’s wrong with your home, you can make the investment to fix things, and there will be no surprises when a buyer comes along with their own inspector. I’ve dealt with many situations where there was no pre-listing inspection and the buyer uncovered something major that completely derailed the home sale. Putting in this little bit extra really gives you an advantage and avoids derailment.

2. Work with the right Realtor. This step is obvious, but the right Realtor isn’t always obvious. You need an agent who understands the market. Check out their online reviews to see what their past clients have to say about their knowledge, expertise, and the job they did on the home sale. You also need a Realtor who understands marketing. Not only marketing your home, but also marketing themselves. If you’re seeing their name or face everywhere, you know that they’re doing a good job of marketing themselves, and they will likely do a great job of marketing your home.
